Rental Registration

Rental Registration and Inspection Ordinance CBC 9-1.3 requires that every residential rental property in the City of Boston be registered annually with the City and inspected at least once every five years.

Registration is an annual process. All registrations must be completed by July 1 each year. Please note that the City does not presently invoice for registrations. It is the responsibility of the property owner to register the property each year by the July 1 deadline.

If you have never registered your rental property or if you are behind on your annual renewals, please get caught up immediately. You will owe registration fees each year back to 2013, when the rental ordinance came into effect, or back to the year in which you acquired the property, if after 2013. Properties not registered by the July 1 deadline each year are subject to a penalty of $300 per month until the property is brought into compliance.

The following properties are exempt from the registration requirement:

  • properties owned or operated by a City, State, or Federal government agency, and
  • Rooming Houses, Dormitories, and Lodging Houses (There must be a valid, City-issued lodging house license on file for the property).

The following properties are NOT exempt from the registration requirement:

  • vacant properties
  • properties where renovations are ongoing
  • properties where the tenant is a relative of the owner, 18 years or older, and not on the deed, and
  • units for which the owner collects no rent.


Registration fees are $25 per unit for the initial registration and $15 per unit per year thereafter, up to a maximum of $2,500 per building and $5,000 per complex. Properties with six or fewer units, one of which is occupied by the owner and is the owner’s legal home address, owe no registration fees but still must register each year.
