- DOCUMENTS REQUIRED FOR FOUNDATION PERMIT
- The applicant must file for a full building permit
- The applicant may then address the need for a separate "foundation only" permit with a plans examiner. The issuance of foundation permits are discretionary. The Department of Planning and Zoning prefers to issue full building permits.
- Applicant must submit plans and a description of the foundation to be excavated and built.
- Applicant must demonstrate that construction of the foundation and proposed building are not in violation with the State Building Code.
- Stamped foundation plans
- A site plan
- Zoning Approval is required
- If the project is large, an affidavit from a structural engineer may be required.
- Approval from Water and Sewer
- Approval from Public Works (where applicable)
- Proof of rodent extermination
- PROCEDURE FOR OBTAINING A PERMIT
- Applicant must sign an agreement guaranteeing to restrict work to that outlined in the foundation permit as well as follow all State Building Code Regulations.
- Applicant must file a bond, an irrevocable letter of credit or a certified check, made out for the amount of the foundation or amount to be determined for larger jobs. The surety must be made out to the City of Boston. The purpose of the surety is to allow the City of Boston to take immediate action in the event that the applicant exceeds the terms of the permit, violates the State Building Code, the Boston Zoning Code, or the terms of the agreement.
- APPLYING FOR THE FOUNDATION PERMIT
- Applicant must bring a copy of the agreement to Counter 2 Planning and Zoning in order to file for a foundation permit.
- The applicant must submit a stamped foundation plan, a site plant, tentative zoning approval, water and sewer approval, and public works approval where required.
- Applicant must submit proof that a rodent exterminator has been contacted and effective action will be taken before, during, and after the foundation to ensure that rodents disturbed by the work will be eliminated and not cause a problem for the neighborhood.
- Planning and Zoning reviews plans to ensure compliance with the State Building code.
- If Planning and Zoning approve the plans, the applicant will return to ISD, and the permit will be issued.
- The surety is held in a surety safe by the Business Manager. Upon issuance of the full building permit, the surety will be returned to applicant.
