The 1st Home Program provides a great opportunity for first-time homebuyers to purchase a new, rehabilitated or resale single or two-family homes or condominium.

Who Can Buy These Homes?
Anyone meeting certain requirements is eligible to buy.  Applicants generally must:
  • Be first time homebuyers
  • Complete a certified homebuyer education class prior to purchasing a home.  Completion of this class may also qualify you to receive financial assistance for downpayment and closing costs through the Boston Home Certificate Initiative.  Call the Boston Home Center at 635-HOME (4663) to get more information on classes.
  • Submit a 1st Home Property Application with all of the requested documentation.  Click here to get an online version (pdf format) of the application to print and fill out.
  • Have enough savings to cover both closing costs and downpayment.  Through the Boston Home Certificate Initiative, low- and moderate-income applicants may be eligible for financial assistance to help with downpayment and closing costs.  Call the Boston Home Center at 635-HOME (4663) for more information.
  • Meet certain income requirements.  Buyers must be of low or moderate income.  Households with incomes as high as $100,900 for a family of four are eligible to participate in the program.
  • Have assets less than $75,000.  [see Asset Limitation Policy (pdf format)]
Buyers for all properties are selected from the pool of applicants by a random lottery.

What Happens Next?
A qualified applicant will be automatically enrolled in any lottery for which that applicant meets the specific lottery requirements.  If your information changes after you submit your application to us, please notify us as soon as possible and send updated documents.  Also, depending on the age of your original application, we may periodically request that you update your information.  Applications may be good for up to one year.
